PITTSYLVANIA COUNTY PLANNING COMMISSION

The Pittsylvania County Planning Commission will hold a PUBLIC HEARING on Tuesday, April 7, 2020, beginning at 7:00 p.m., at the Community Center, Chatham, Virginia, on the following ZONING matters:

Case R-20-005- Requested by Ricky Eugene Dillion and Debra Patterson Dillion, to rezone property located on State Road 747/Pinecroft Road, in the Chatham-Blairs Election District and shown on the Tax Map as part of GPIN# 1399-76-8387 (part of 1.87 acres). The applicants are requesting to rezone 0.603 acre from R-1, Residential Suburban Subdivision District, to A-1, Agricultural District, to combine with their adjacent parcel of land zoned A-1. Once the property is rezoned to A-1, all uses listed under Pittsylvania County Code Section 35-178 are a Permitted Use. The Comprehensive Plan indicates the area is suitable for A-1, Agricultural District, R-1, Residential Suburban Subdivision District, RC-1, Residential Combined Subdivision District, B-2, Business District, General, and M-1, Industrial District, Light Industry, uses. Zoning conditions and Ordinance standards shall control the density of allowable development.

Case R-20-006- Requested by RE Blue Ridge, LLC, to rezone properties located off State Road 824/West Giles Road, on State Road 703/Irish Road, and on State Road 1435/Deep Run Road, in the Banister, Callands-Gretna, and Tunstall Election Districts and shown on the Tax Map as GPIN#s 2405-44-6135 (23.10 acres), 2404-45-2857 (6.85 acres), 2404-45-5996 (2.18 acres), 2404-46-4488 (9.78 acres), 2404-46-4975 (5.41 acres), 2404-46-8363 (4.64 acres), 2404-95-0672 (62.67 acres), and 2404-95-6589 (17.93 acres). The applicant is requesting to rezone a total of 132.56 acres, eight (8) parcels of land, from R-1, Residential Suburban Subdivision District, to A-1, Agricultural District, for a solar energy facility (which will require a Special Use Permit). Once the properties are rezoned to A-1, all uses listed under Pittsylvania County Code Section 35-178 are a Permitted Use. The Comprehensive Plan indicates the area is suitable for A-1, Agricultural District, R-1, Residential Suburban Subdivision District, RC-1, Residential Combined Subdivision District, B-2, Business District, General, M-1, Industrial District, Light Industry, and M-2, Industrial District, Heavy Industry, uses. Zoning conditions and Ordinance standards shall control thedensity of allowable development.

Case R-20-007- Requested by Amos S. Wilson, to rezone property located on State Road 854/Locust Drive, in the Tunstall Election District and shown on the Tax Map as part of GPIN# 1348-66-1799 (part of 261.10 acres). The applicant is requesting to rezone 0.398 acre from A-1, Agricultural District, to R-1, Residential Suburban Subdivision District, to combine with his adjacent parcel of land zoned R-1. Once the property is rezoned to R-1, all uses listed under Pittsylvania County Code Section 35-222 are a Permitted Use. The Comprehensive Plan indicates the area is suitable for A-1, Agricultural District, R-1, Residential Suburban Subdivision District, RC-1, Residential Combined Subdivision District, B-1, Business District, Limited, B-2, Business District, General, RMF, Residential Multi-Family District, MHP, Residential Manufactured Housing Park District, and M-1, Industrial District, Light Industry, uses. Zoning conditions and Ordinance standards shall control the density of allowable development.

Case R-20-008- Requested by Ralph D. Rosenbaum and Dolores M. Rosenbaum, to rezone properties located off State Road 685/Telegraph Road (on Camellia Lane), in the Staunton River Election District and shown on the Tax Map as GPIN#s 2555-82-3723 (5.00 acres), 2553-82-6681 (5.00 acres), and 2553-92-3506 (5.01 acres). The applicants are requesting to rezone a total of 15.01 acres, three (3) parcels of land, from R-1, Residential Suburban Subdivision District, to A-1, Agricultural District, for agricultural uses. Once the properties are rezoned to A-1, all uses listed under Pittsylvania County Code Section 35-178 are a Permitted Use. The Comprehensive Plan indicates the area is suitable for A-1, Agricultural District, R-1, Residential Suburban Subdivision District, and B-2, Business District, General, uses. Zoning conditions and Ordinance standards shall control the density of allowable development.

Case R-20-009- Requested by Kimberly Wade, to rezone properties located off State Road 685/Telegraph Road (on Camellia Lane), in the Staunton River Election District and shown on the Tax Map as GPIN#s 2563-02-0990 (5.04 acres), and 2563-03-3074 (5.05 acres). The applicant is requesting to rezone a total of 10.09 acres, two (2) parcels of land, from R-1, Residential Suburban Subdivision District, to A-1, Agricultural District, for agricultural uses. Once the properties are rezoned to A-1, all uses listed under Pittsylvania County Code Section 35-178 are a Permitted Use. The Comprehensive Plan indicates the area is suitable for A-1, Agricultural District, R-1, Residential Suburban Subdivision District, and B-2, Business District, General, uses. Zoning conditions and Ordinance standards shall control the density of allowable development.

Case R-20-010- Requested by Douglas C. Rogers/RTOD, to rezone properties located off State Road 685/Telegraph Road (on Camellia Lane), in the Staunton River Election District and shown on the Tax Map as GPIN#s 2563-02-5468 (5.83 acres), 2555-83-0443 (10.22 acres), 2553-83-6326 (5.01 acres), 2553-83-8097 (5.07 acres), 2553-92-3931 (5.26 acres), 2553-83-7845 (5.15 acres), 2553-84-1091 (11.14 acres), 2555-84-1550 (10.00 acres), 2553-84-4737 (10.03 acres), 2553-84-9590 (5.04 acres), 2553-94-3132 (5.02 acres), and 2553-93-5746 (5.19 acres). The applicant is requesting to rezone a total of 82.96 acres, twelve (12) parcels of land, from R-1, Residential Suburban Subdivision District, to A-1, Agricultural District, for agricultural uses. Once the properties are rezoned to A-1, all uses listed under Pittsylvania County Code Section 35-178 are a Permitted Use. The Comprehensive Plan indicates the area is suitable for A-1, Agricultural District, R-1, Residential Suburban Subdivision District, and B-2, Business District, General, uses. Zoning conditions and Ordinance standards shall control the density of allowable development.

During the Public Hearing, concerns from interested citizens supporting or opposing these matters will be solicited. The applications are on file and can be viewed in the Pittsylvania County Community Development Office, 53 North Main Street, Chatham, Virginia, between the hours of 8:00 a.m. and 5:00 p.m., Monday through Friday.
