In execution of a credit line deed of trust dated October 11, 2006 (the “Deed of Trust”), recorded in the Office of the Circuit Court of Pittsylvania County, Virginia, as Instrument No. 06-07864, the undersigned substitute Trustees, any or all of whom may act, will offer for sale at the Pittsylvania County Courthouse, One North Main Street, Chatham, Virginia, on September 25, 2019, at 11:00 o’clock a.m., property located at or near 8305 Grassland Drive, Sandy Level, Pittsylvania County, Virginia, which property is more particularly described as follows:

All that certain lot or parcel of realty, situate in the County of Pittsylvania, Virginia, and being more particularly described as follows:

G. PIN NO. 1571-04-4017 (formerly Tax I.D. No. 04000-0A-00-0011-0)

ALL THAT CERTAIN PARCEL, containing 134.346 acres, as shown on plat entitled "Plat of Property to be Acquired by Mary Jean Couch and J. Scott Walker", dated February 24, 2003, by Robert C. Jeans, Land Surveyor, a copy of which plat is recorded in the Clerk's Office of the Circuit Court of Pittsylvania County, Virginia, in Map Book 43, at page 336J, to which reference is hereby made for a more particular description of the realty herein conveyed.

There is also conveyed herewith a joint permanent fifty (50) foot wide easement and private right of way for ingress and egress to and from the aforesaid property to State Road No. 751, as shown on the aforesaid plat and with the centerline of the aforesaid 50 foot wide easement and right of way being as follows:

Beginning at the center of the said 50 foot wide easement and right of way roadway at this southern terminus, which point is located N. 63 degrees 51' 39" E. (reversing call) 376.83 feet from set stone marking the southwesternmost corner of the realty hereby conveyed (refers to property conveyed in deed recorded in Deed Book 898, at page 248; thence along the centerline of the said 50 foot wide private access road (reversing calls) N. 08 degrees 45' 41" W. 38.29 feet, N. 29 degrees 14' 24" W. 114.58 feet, N. 15 degrees 20' 15" W. 82.59 feet, N. 15 degrees 35' 14" E. 47.92 feet, N. 48 degrees 33' 26" E. 116.61 feet, N. 33 degrees 52' 06" E. 71.57 feet, N. 13 degrees 20' 56" E. 148.57 feet, N. 20 degrees 27' 16" W. 300.18 feet, N. 33 degrees 40' 25" W. 143.42 feet, N. 41 degrees 05' 04" E. 256.19 feet, N. 41 degrees 28' 09" E. 274.19 feet, N. 25 degrees 17' 34" W. 204.98 feet, N. 20 degrees 11' 28" W. 231.07 feet, N. 13 degrees 59' 00" W. 176.68 feet, N. 03 degrees 50' 40" E. 108.19 feet to a point in the center of State Route No. 751, the northern terminus of the said 50 foot wide roadway, but JOINTLY, HOWEVER, among the parties hereto and JOINTLY, HOWEVER, with such other person or persons who may have heretofore or who may hereafter acquire similar or like rights; BEING, the same joint easement and right of way reserved by Mary S. Edwards in that certain deed recorded in Deed Book 898, at page 248.

This sale is subject to all liens, easements, restrictions, conditions, and reservations of record affecting the title to the property hereinabove described, to the extent any of them have priority over the lien of the Deed of Trust, including the Deed of Easement dated August 14, 2007 and recorded in the aforesaid Clerk's Office as Instrument No. 07-06794.

TERMS OF SALE: Cash. A bidder’s deposit of up to ten percent (10%) of the successful bid in cash or certified funds required. Settlement within fifteen (15) days of sale. Additional terms may be announced at the time of sale. The successful bidder will be required to execute a Memorandum of Trustee’s Sale outlining additional terms of sale and settlement which will be available for review prior to the announcement of sale.

Employees, directors and officers of Farm Credit of the Virginias, ACA, and their immediate family and companies in which they have an interest are not eligible under federal regulations to purchase this property at foreclosure.
