The undersigned Substitute Trustee will offer for sale at public auction in the front of the Circuit Court building for Danville City, 401 Patton Street, Danville, Virginia on August 19, 2020, at 12:30 PM, the property described in said Deed of Trust, located at the above address, and more particularly described as follows: ALL THOSE CERTAIN LOTS OR PARCELS OF LAND TOGETHER WITH IMPROVEMENTS THEREON LOCATED IN DANVILLE CITY, VIRGINIA, AND MORE PARTICULARLY DESCRIBED AS FOLLOWS: PARCEL NO. 1: BEGINNING AT A POINT ON THE NORTHEASTERN MARGIN OF ROBIN HOOD DRIVE, WHICH POINT IS IN THE DIVIDING LINE BETWEEN LOT NOS. 13 AND 14, AS SHOWN ON THE HEREINAFTER REFERRED TO MAP; THENCE ALONG ROBIN HOOD DRIVE, N. 52 DEG. 01 MIN, 19 SEC. W. 75 FEET TO A POINT: THENCE N. 37 DEG. 58 MIN. 41 SEC. W. 245.16 FEET TO A POINT; THENCE S. 61 DEG. 21 MIN. 19 SEC. E. 76.03 FEET TO AN IRON; THENCE S. 37 DEG. 58 MIN. 41 SEC. W. 257.62 FEET TO THE POINT AND PLACE OF BEGINNING BEING LOT NO. 14, SECTION B, AS SHOWN ON MAP OF SHERWOOD ACRES, SECTIONS A, B, C, D AND E, SUBDIVISION FOR SOUTHSIDE VIRGINIA DEVELOPERS, INC., REVISED AUGUST 30, 1974, AUGUST 30, 1974, AND NOVEMBER 12, 1974, RECORDED IN THE CLERK`S OFFICE OF THE CIRCUIT COURT OF PITTSYLVANIA COUNTY, VIRGINIA, IN MAP BOOK 17, PAGE 100. TERMS OF SALE: ALL CASH. A bidder's deposit of ten percent (10%) of the sale price or ten percent (10%) of the original principal balance of the subject Deed of Trust, whichever is lower, in the form of cash or certified funds payable to the Substitute Trustee must be present at the time of the sale. The balance of the purchase price will be due within fifteen (15) days of sale, otherwise Purchaser's deposit may be forfeited to Trustee. Time is of the essence.
